The process:

  • Property valuation: We provide an accurate rental valuation based on the current market, ensuring you get the best return.
  • Marketing: Your property will be advertised on major property portals and to our database of prospective tenants.
  • Tenant screening: We carry out thorough checks to find reliable tenants, including employment, credit, and previous landlord references.
  • Management: Our full property management service includes everything from rent collection to maintenance, inspections, and compliance.

Fees:

Tenant find service

£400 + VAT or £480 (inclusive of VAT)

Our tenant find service is perfect for landlords who want to find the right tenants quickly and efficiently. Here’s what’s included:

  • Rental valuation: We’ll provide an accurate rental valuation to ensure your property is priced just right.
  • Online advertising: Your property will be showcased on the Rightmove platform.
  • Local office presence: Our friendly, experienced team at our town centre office is here to help.
  • Tenant database: We have an active list of tenants looking to move to the local area.
  • ‘To Let’ board: We’ll put up an attractive ‘To Let’ board to catch local interest.
  • Accompanied viewings: We’ll handle the viewings and show your property in its best light.
  • EPC arrangement: If needed, we’ll arrange for an Energy Performance Certificate (EPC).
  • Tenant checks: Comprehensive checks on potential tenants, including employment, ID, right to rent, previous landlord references, credit and a guarantor.
  • Gas Safety Certificate (CP12): We can arrange this if required.
  • Tenancy agreement: We’ll draw up the tenancy agreement and provide all the necessary documentation to the tenant, including the ‘How to Rent’ guide, prescribed information (Deposit Protection Service), EPC, and CP12 certificate.

Ideal for landlords who have experience managing their own properties but need help finding the perfect tenants.

Lettings management

11% + VAT or 13% of the monthly rent (inclusive of VAT)

Tenant Set-up: £345 + VAT or £414 (inclusive of VAT)

Our lettings management service is designed for busy or less experienced landlords who prefer us to handle the day-to-day management of their property. Here’s what we take care of:

  • Inventory creation: A thorough inventory is created for your property.
  • Check-in: We manage the check-in process for tenants.
  • Utility management: Meters are read, and utility companies are informed.
  • Deposit protection: Deposits are placed with the Deposit Protection Service (DPS).
  • Day-to-day management: We handle all repairs, maintenance, and correspondence.
  • Gas safety checks (CP12): Arranged and managed by us.
  • Regular inspections: Your property is inspected regularly to ensure everything is in order.
  • Check-out: We manage the check-out process when the tenancy ends.

Additional services and fees:

  • Gas Safety Certificate (CP12): £84 (inc. VAT)
  • Electrical Installation Condition Report (EICR): £192 (inc. VAT)
  • Energy Performance Certificate (EPC): £96 (inc. VAT)
  • Inventory or inspections: £140 (inc. VAT)
  • Repairs: Up to a maximum of 20% (inc. VAT) on any repairs
  • Renewals: £96 (inc. VAT)
  • Out-of-Scope Work: £60 (inc. VAT) per hour
  • Withdrawal Fee: £300 (inc. VAT)
