 Landlords

Tenant Find Service

£350+vat or £420 (inclusive of VAT)

The tenant find service is designed to help landlords find suitable tenants for their properties in the quickest time possible.

  • Rental valuation
  • Online advertising via Onthemarket, Zoopla, and Primelocation
  • Town centre office staffed by our friendly experienced team
  • Active database of tenants looking to move to the local area
  • Attractive “To Let” board
  • Accompanied viewings
  • Arranging an Energy Performance Certificate (EPC) where required
  • Carrying out checks on potential tenants (employment, ID, right to rent, previous landlord and credit)
  • Arranging gas safety certificate (CP12) if required
  • Drawing up tenancy agreement and providing relevant documentation to tenants including “How to Rent” brochure, prescribed information (Deposit Protection Service), EPC and CP12 certificate.

This is the most basic level available normally suited to Landlords who experienced in managing their own properties.

 

Lettings Management

11% +vat or 13% of the month’s rent (inclusive of VAT)

Tenant Set up £345+vat or £414 (inclusive of VAT)

This service is designed for busy or inexperienced landlords who prefer the day to day management of their property to be carried out by a third party;

  • Inventory created
  • Tenant move in and move out inspections
  • Meters read and utility firms informed
  • Deposit placed with the Deposit Protection Service (DPS)
  • All day to day repairs and correspondence
  • CP12 checks arranged
  • Properties inspected regularly
  • Tenancy agreement renewals

Tenants

We realise that renting a property can sometimes be daunting, especially for the first time. However our team at Armstrong Estates can help you to find the right property and to understand your rights and obligations as a tenant.

Our Tenancy Set-Up fees are;

Before the tenancy starts (payable to Armstrong Estates ‘the Agent’)

  • Holding Deposit: 1 week’s rent
  • Deposit: 1 month’s’ rent

During the tenancy (payable to the Agent)

  • Payment of £50 if you want to change the tenancy agreement.
  • Payment of upto £10 to replace a standard key, upto £25 to replace a specialist door key and upto £50 to replace a key fob, for the reasonably incurred costs for the loss of keys/security devices
  • Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the tenancy (payable to the provider) if permitted and applicable

  • Utilities – gas, electricity, water
  • Communications – telephone and broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television licence
  • Council tax
