Reporting property Issues

Most property issues can wait until the next business day to be reported. This helps avoid unnecessary out-of-hours call-out costs for your landlord. Please use Armstrongs Sales & Lettings’ maintenance reporting system only if your property is managed by us.

In case of emergencies:

If you have a genuine emergency, the following numbers may be helpful:

  • Gas Leak: 0800 111 999
  • Electric Power Cut: 105
  • Mains Water Leak: 0800 393 084 or 0345 717 1100
  • Fire Service & Police: 999
  • Break-ins (Non-Emergency): 101
  • Weekend Heating System Failure: 07843 282341 or 07949 102695 (We aim to attend within 48 hours of the report.)

Lost keys:

Due to new government regulations, we can no longer provide a call-out service for lost keys. Please take care of your keys and consider obtaining a second set to keep safe with a trusted relative or friend. If you do get locked out and don’t have a spare key, you’ll need to contact a locksmith at your expense. Please remember that you need written permission from us or your landlord to change locks. If you do change them, you must provide us with two copies of the new keys within 24 hours.

Infestations:

For any infestations, such as rats, mice, fleas, bed bugs, wasps, bees, ants, etc., please contact the local authority directly. You can reach pest control services by visiting the following link:

Response times:

We aim to address general maintenance issues as quickly as possible and emergency issues within 24 hours. We will request that contractors contact you directly to arrange access to your property. By using our reporting system, you agree to this procedure and consent to us sharing your contact details with the contractor.

Please note:

We do not release keys to contractors without your consent. However, in the event of an emergency, we reserve the right to access the property without your prior consent to ensure your safety and protect the property.

You should not instruct contractors to undertake repairs yourself. If you do so, you will be responsible for paying the contractor directly. Non-emergency issues that fall outside of the landlord’s responsibilities (as specified under the Landlord & Tenant Act 1985) will be handled during regular business hours to avoid out-of-hours charges.
